Start with your property and its value
For Harf’s standard property-owner review, one or more properties registered in Ras Al Khaimah should generally have a combined value of at least AED 2,000,000. Both off-plan and freehold / ready properties can be reviewed. A value below this threshold may need revaluation; an updated valuation does not guarantee eligibility or approval. Mortgaged property may require a bank NOC.
Prepare the right property documents
Off-plan: SPA, buyer and seller SOA, UQOOD / property registration certificate and developer NOC for Golden Visa. Freehold / ready: Real Estate Valuation Certificate and Title Transfer Document / Freehold Mulkiya. For either route, prepare the owner’s passport, photo, and current UAE visa and Emirates ID if available. Share what is ready so the team can check any gaps.
Executive Committee approval comes first
This approval is required before the Golden Visa application can continue. The approval check can be considered while the owner is inside or outside the UAE, once documents are ready. Final Golden Visa processing requires the applicant to be inside the UAE. This website does not request an upfront payment just to check Executive Committee approval.
One quotation, covering the applicable stages

Approximately AED 45 may be payable directly at the medical centre; this is separate from and excluded from the main quotation. Harf normally advises at least around 7 working days, subject to approvals, medical results, biometrics, holidays and document readiness.

Plan family applications after the sponsor
The main sponsor should normally complete the Golden Visa and receive the Emirates ID before family applications begin. Spouse: attested marriage certificate, passport, photo, and current / old visa and ID where applicable. Children: attested birth certificate, passport, photo, and visa / ID where applicable. Parents need relationship evidence. In-laws may need a court-issued relationship certificate or other legal proof; Customer Support must review these cases before confirmation.
Attend medical screening and required biometrics
First-time Emirates ID applicants or people who have not completed UAE biometrics may need a fingerprint appointment. Attend the assigned centre on the appointment date. Previous biometrics may avoid a repeat visit, but any new ICP instruction must be followed. Approval, eligibility and completion dates are never guaranteed.

Can several properties reach the AED 2 million threshold?
Yes, the combined property value can be presented for review. The documents, qualifying value and approval must be checked by the team and relevant authorities.
Can I start while outside the UAE?
The Executive Committee approval check can be considered with ready documents. Final Golden Visa processing requires the applicant to be inside the UAE.
What is the final price?
Customer Support prepares a complete quotation after case review. The approximate AED 45 medical-centre service fee is payable separately and is excluded from the main quotation.
